Edmonds began as a homestead and logging operation ran by George Brackett in 1876. The original town site was incorporated in 1890 and is now primarily occupied by the downtown and adjacent residential areas. In 1891 the Great Northern Railroad reached Edmonds and provided access to goods and passenger travel for many years. Shingle production was the primary industry for Edmonds all the way into the 1940’s despite with fires that destroyed many of the waterfront mills. Ferry service to Kingston was established in 1923 when a new terminal was built near an already existing terminal. In the 1950s the present terminal was built after acquisition by the State of Washington.

The city saw consistent growth all the way into the 50s resulting in a more active role of the municipality in providing paved roads and access to water and sewer. Completion of Interstate 5 also increased growth to the Puget Sound region which led to a gradual change in the character of the city. The City’s emphasis began to move away from downtown retail, and the city began to focus on residential development.

Downtown Edmonds is still a popular place to spend an evening. The center of the Downtown Edmonds is the Fifth Avenue Fountain on Main Street. From there you can walk in any direction and find an array of independent shops, galleries, restaurants, bars, coffee shops, and even a movie theatre.  Edmonds Theatre was a finalist in the BEST Indie Theatre competition put on by Evening Magazine in 2011.

The beaches, parks, and Downtown shopping are just the beginning. Edmonds hosts an array of festivals and events every year that bring people in from all over Snohomish County. Some of the better known events include A Taste of Edmonds, the Edmonds Art Festival, and the 4th of July Parade & Fireworks.
No page about Edmonds would be complete without a thorough mentioning of the waterfront.  The Edmonds waterfront includes a 27 acre Underwater Park, public fishing pier, award-wining marina, and an off-leash dog-park just south of the Marina Beach. This same area is where you’ll find the Edmonds March which houses the Puget Sound Bird Festival. Every year the Edmonds March is visited by more than 200 different species of birds.

The current median home price for Edmonds homes is around $300,000, nearly $60,000 more than the median home price for Snohomish County as a whole. Sound View Homes and Edmonds’ close proximity to Seattle also play a role. While the median is in the $300s a decent foreclosure in Edmonds can be picked up for around $150,000. Fannie Mae, Freddie Mac, and other government foreclosures as well as bank owned properties often pose the greatest opportunities in the area. You can often find two homes in a neighborhood that are similar in appearance, size, shape and view, and one of those homes will be $20,000 cheaper than the other one. The only difference is that one is a foreclosure or bank owned property, and the other is not.  The secret to getting one of these great deals is to see it first and then act on it. Because Realtors use the internet for the majority of their marketing, the entire world knows about a home for sale often within just days of it being listed. Free foreclosure buyer programs like this one can help ensure that you see these great deals before other buyers do; allowing you to swoop in and pick it up long before it ever makes it to the home search websites that other buyers are using.
